NSW Occupation Certificate (OC) audits and design – quarterly update (Jan 2022)

In this session the NSW Fair Trading OC Audit team will share their findings from residential site inspections over the past three months. Attendees to the session will be able to learn what the OC team are looking for from the issues identified, how many orders were issued and how to improve service delivery against the audit program.

It is anticipated that these quarterly briefings will improve the quality of buildings and help the construction industry to deliver projects to consumers that are to standard.

The NSW Government introduced the Residential Apartment Building Act 2020 as a part of the state building industry reform. The Act equips regulators with greater power to better regulate the design and construction of residential buildings. One of the key activities is Occupation Certificate (OC) Audit, where a team of experienced regulators attends construction site and reviews installations against approved documents and building codes for non-compliances. Various common issues around waterproofing, fire safety, building envelop etc, have been identified since the start of this process and orders are issued to parities to rectify defects.

Greg is a passionate and committed building practitioner embracing the opportunity to be part of the team to deliver reforms and improve the quality of the built environment within the NSW building industry.

Greg brings more than 25 years’ industry experience to the role with trade certificate qualifications in carpentry and joinery and a Diploma of Building Studies. Greg completed a traditional apprenticeship moving through tradesperson, foreman, supervisor and project management roles.

For in excess of 20 years’ Greg has remained primarily in the remedial sector of the building industry moving into building consultancy for the past 10 years providing general building consultancy services to various industry stakeholders including Home Warranty Insurance providers, property owners, Owners Corporations, builders, developers and Registered Training Organisations (RTO’s).

Greg is technically astute, has a thorough understanding of construction related legislative requirements and brings his skills honed in consultative capacity including expert witness experience to the role. Greg made the move from being a self-employed building consultant into this role with NSW Department of Customer Service in August 2020.


Neda Mirzadeh
Senior compliance officer - OC audit team

Neda's background is structural engineering and she has bachelor of civil and master of structural engineering.

She is recognised as Chartered professional engineer and National engineering register by Engineers Australia and she is registered engineer under DBP new scheme.

She has more than 15 years of experience in structural design and analysis of mid-to high-rise buildings as well as heavy industry overseas and in Australia.
